Calgary’s residential zoning is changing again.

Effective August 4, 2026, most properties affected by the City’s 2024 citywide Rezoning for Housing will return to the residential zoning they had before the citywide change.

This is not another round of upzoning. It is largely a reversal of the 2024 decision.

For many Calgary homeowners, the change will happen automatically and have little effect on how they use their home today. June 2026 Calgary Real Estate Statistics Recap      

Calgary’s housing market showed signs of improvement in June, with 2,197 sales recorded across the city. While this represented a monthly increase, sales were nearly 4% lower than last year and remained below long-term averages. The slowdown continued to be driven by apartment-style homes, where rising inventory has softened demand.
