April 2022 Calgary Real Estate Statistics Recap
While Calgary real estate saw an all time record high for sales in the month of March this year, it definitely slowed down in April, despite this, we saw a year over year increase of 6% in sales this month, our new listing count continues to be down year over year as well but only 2.1% presently while inventory remains a persistent factor in this market down over 20% year over year. From the Calgary Real Estate Board HQ “Despite some of the monthly pullback, it is important to note that sales remain exceptionally strong and are likely being limited due to supply choice in the market,” said CREB® Chief Economist Ann-Marie Lurie. “While further rate increases will likely start to dampen demand later this year, more pullbacks in new listings this month are ensuring the market continues to favour the seller, resulting in further price gains. New listings trended down relative to last month and levels recorded last year. With the sales-to-new listings ratio remaining above 74 per cent, there was not much of a shift in overall inventory levels.
The Real Estate Partners team continued to dominate in the greater Calgary real estate space with over $18,000,000 in volume for the month of April! Our inventory remained low until the very end of April as the market has started to slowly cool off a bit and return to more stable levels.
