Inventory in Calgary has come up to 3,600 units, this represents a decrease of 20.4% year over year, but is less of a spread from our previous month which saw a 35% decrease. This means we're starting to see an increase in inventory which is a great sign for buyers who have been competing non stop to get into the market, with a recent increase in interest rates, the pressure is still on, but a continued increase in inventory could definitely lead to a cooler or more balanced market.
“Sales have been somewhat restricted by the lack of supply choice in the market. While sellers did respond with a record level of new listings this month, the demand has been so strong that the housing market continues to remain undersupplied causing further price gains” said CREB® Chief Economist Ann-Marie Lurie
That record Ann-Marie spoke of is a staggering 4,652 new listings! which is over 60% more than what we saw year over year, with sales hitting 3,305 an increase of over 80% year over year.
