Here's a glimpse of how our team took control of the booming February market. This luxury home we listed generated so much demand and interest online from our coming soon campaign, including a tiktok seen by thousands,  and a paid targeted Youtube campaign seen by over 10,000! Allowed us to sell this luxury home in Legacy for over ONE MILLION DOLLARS, it even sold above list price.  We listed this home at $1,050,000  and there have only been three sales on the MLS® in Legacy over $1,000,000

Inventory in Calgary has come up to 3,600 units, this represents a decrease of 20.4% year over year, but is less of a spread from our previous month which saw a 35% decrease. This means we're starting to see an increase in inventory which is a great sign for buyers who have been competing non stop to get into the market, with a recent increase in interest rates, the pressure is still on, but a continued increase in inventory could definitely lead to a cooler or more balanced market. 

“Sales have been somewhat restricted by the lack of supply choice in the market. While sellers did respond with a record level of new listings this month, the demand has been so strong that the housing market continues to remain undersupplied causing further price gains” said CREB® Chief Economist Ann-Marie Lurie

That record Ann-Marie spoke of is a staggering 4,652 new listings! which is over 60% more than what we saw year over year, with sales hitting 3,305 an increase of over 80% year over year.

As of February 28th 2022, the average number of days on market for all property types combined was 31 days (YTD) while the month of February saw an average DOM of 25.

As of February 28th 2022, the total number of new active listings in the city of Calgary added to the market was 4,653 and in total there have been 7,495 YTD 


Homes Sold in Calgary February 2022

The total number of homes sold for the month of February in Calgary was 3,306 which represents a 80.56% increase Y/Y. The total sales for 2022 are 5,586 which represents a 75.00% increase Y/Y. 


Average Real Estate Prices in Calgary

In February 2022 the average price for a detached home in the city of Calgary was $677,672.
