June 2022 Calgary Real Estate Statistics Recap

Another month of economic pressures pushing interest rates up continues to put a damper on the once HOT 2022 Calgary real estate market. Sales from June of last calgary real estate stats year are down 2.5% Y/Y, however prices remain consistent with benchmark prices still remaining nearly solid double digits (above) last year, almost across the board, with apartments just under at 9.8% up from last years prices. 

“As expected, higher interest rates are starting to have an impact on home sales. This is helping shift the market toward more balanced conditions and taking some of the pressure off prices,” said CREB® Chief Economist Ann-Marie Lurie. “While we are starting to see some transition, it is important to note that in Calgary year to date sales are still at record levels and prices are still far above expectations for the year.”

The real question? 

Will the Calgary Real Estate Market Drop in 2022?

It's unlikely we'll see a significant decrease from the market increases we've seen in the last year. With renewed immigration to Canada, and healthy migration from Ontario and B.C. the city of Calgary and surrounding areas (Okotoks, Cochrane, Chestermere and Airdrie) continue to be one of Calgary's most affordable real estate markets connected to a major metro market, it's unlikely that we'll see a reversal of the gains we've experienced, even in an increasingly tighter real estate market due to rising interest rates.

As of June 30th, 2022, the average number of days on market for all property types combined was 26 days (YTD) while the month of June saw an average DOM of 27.  


MLS® Listings in Calgary (New) 

As of June 30th, 2022, the total number of new active listings in the city of Calgary added to the market was 4,059 and in total there have been 25,768 YTD 


Homes Sold in Calgary June 2022

The total number of homes sold for the month of June in Calgary was 2,842 which represents a -2.47% decrease Y/Y. The total sales for 2022 are 18,835 which represents a 23.65% increase Y/Y. 


Average Real Estate Prices in Calgary

In June 2022 the average price for a detached home in the city of Calgary was $667,673.
