May 2022 Calgary Real Estate Statistics Recap

We're all watching the news, increasing interest rates, gas prices are through the roof, inflation is at all time highs, and there seems to be no end in sight, what does this meanMAY 2022 REAL ESTATE CALGARY for buyers and sellers looking to make a move in the Calgary real estate market? First off and foremost, if you haven't locked in rates with a mortgage broker or your bank, you're now in a position where your money simply won't go as far as it once would, but as the market continues to increase with inventory along with declines in sales, we're likely to see a real estate market that reflects the other major markets in our economy. 

We saw a decrease of over 9% in sales from last month, new listings came down 6% from last month. 


Rent is also seemingly out of control, with rental prices soaring, availability minimal, and demand high. 

Prices still persisted though, year over year, home prices are up across the board, as high as 16.6% for a benchmark price of $648,500 in the detached market. 

For sellers, you're not in a market where minimum marketing will no longer get the job done, the market is becoming balanced and we're not seeing crazy bidding wars or as many multiple offer situations. Meet and interview real estate teams and agents who will get your home in front of the most amount of buyers, who have the resources to market your home unlike anyone else. 

Buyers, engage with agents who are experienced in the market, with inventory rising, now is the time to take advantage of agents who can point out the better homes, what will hurt/help resale and ensure your making a sound purchase. 

Nobody can predict the market, but clearly it looks like economies around the world are struggling, while we may (and presently are) seeing markets start to deflate, it likely won't be as significant in Calgary as our market continues to be one of the most affordable places in Canada to own a home, with so much to offer, including an economy fueled by.... Fuel. :)

As of May 31st, 2022, the average number of days on market for all property types combined was 25 days (YTD) while the month of May saw an average DOM of 25.

As of May 31st, 2022, the total number of new active listings in the city of Calgary added to the market was 4,295 and in total there have been 19,089 YTD 


Homes Sold in Calgary May 2022

The total number of homes sold for the month of May in Calgary was 3,071 which represents a 3.02% increase Y/Y. The total sales for 2022 are 16,103 which represents a 30.41% increase Y/Y. 


Average Real Estate Prices in Calgary

In May 2022 the average price for a detached home in the city of Calgary was $660,124.
