April 2026 Calgary Real Estate Statistics Recap      

Calgary’s housing market followed typical spring patterns in April, with both sales and inventory increasing compared to March. Despite this seasonal lift, sales reached 2,104 units, down 6% from April 2025, reflecting a market that continues to normalize after several years of elevated demand. 

“Sales were expected to ease as the market moves away from the surge driven by rapid migration in recent years,” said Ann-Marie Lurie, Chief Economist at CREB®. “Improved supply across all housing types has reduced urgency among buyers, helping shift conditions toward balance. That said, detached homes still face limited supply, while apartment-style units are seeing conditions favour buyers.”

New listings came in at 3,829 units, keeping the sales-to-new-listings ratio at 55% and contributing to a slight increase in inventory. Total inventory rose to 5,973 units, up nearly 2% year-over-year.

Overall, the market remains relatively balanced, with just under three months of supply. However, conditions vary significantly by property type:

  • Detached homes: just over 2 months of supply (tighter conditions)
  • Apartment-style homes: over 4 months of supply (buyer-leaning market)

Prices saw a seasonal boost in April, with the total residential benchmark reaching $568,800, up from March. Gains were strongest in the detached and semi-detached segments, which typically lead spring momentum.

However, on a year-over-year basis, prices are still down about 3% overall. Detached and semi-detached homes have seen only modest declines, while apartment-style units have dropped close to 9%, reflecting ongoing oversupply in that segment.

So far in 2026, Calgary’s housing market continues to tell a two-sided story: tighter conditions and price resilience in the detached segment, alongside buyer-favouring conditions and price adjustments in the condo market.
