December 2025 Calgary Real Estate Statistics Recap    

After several years of rapid price growth, Calgary’s housing market entered a period of adjustment in 2025. Strong buyer demand continued, but limited supply earlier in the year kept conditions competitive. As the year progressed, record levels of new home construction helped expand inventory across rental, new build, and resale markets. At the same time, demand pressures eased due to slower migration and ongoing economic uncertainty, particularly through the spring. 

These factors combined to gradually shift Calgary’s resale market from a firm seller’s market to one that more closely resembled balanced conditions.

Total sales for 2025 reached 22,751 units, down 16% from 2024’s highs but still consistent with long-term averages. More than 40,000 new listings came onto the market during the year, an increase of 9% over the previous year. This stronger-than-expected growth in supply provided buyers with more options and reduced some of the urgency that had defined the market in recent years.

“Supply levels were anticipated to improve in 2025, but the increase was greater than originally forecast—especially in the apartment condominium and row home sectors,” said Ann-Marie Lurie, Chief Economist at CREB®. “This added inventory weighed on prices enough to offset modest annual gains seen in detached and semi-detached homes. Conditions also varied widely across the city, with some neighbourhoods still favoring sellers and others tilting more toward buyers.”

Citywide price performance reflected these shifts. The overall annual residential benchmark price averaged $577,492, a 2% decline from 2024. Broken down by property type, detached homes rose 1% and semi-detached homes increased 3%, while apartment condos fell 3% and row homes eased 2% year-over-year.

The North East district recorded the largest price declines in 2025. While this was partly due to improved supply, it’s important to recognize that this area also experienced some of the strongest appreciation over the past two years.

For the first time since 2022, Calgary is entering the new year with healthier inventory levels. Market expectations and potential risks for 2026 will be outlined at CREB®’s annual Forecast Conference on January 20, 2026.

Homes Sold in Calgary November 2025

The total number of homes sold for the month of December in Calgary was 1,127 this represents a 14.49% decrease Y/Y. The total sales for 2025 are 22,788.


Average Real Estate Prices in Calgary 

In December 2025 the average price for a detached home in the city of Calgary was $774,263
