February 2026 Calgary Real Estate Statistics Recap     

Calgary’s housing market continued to show varying conditions across property types in February. The tightest market segments remained detached and semi-detached homes, where supply levels stayed below three months. Row homes were slightly more balanced, while apartment-style properties continued to see elevated supply, creating conditions that favour buyers.

According to CREB®, slower migration is occurring at the same time that new housing supply—particularly in the apartment sector—is increasing. Last year saw record levels of housing construction, with a significant share coming from apartment developments. Currently, nearly 18,000 apartment units are under construction, many of which are intended for rental, but the added supply is also influencing the condominium ownership market.

Meanwhile, the detached segment remains tighter, especially for homes priced below $700,000, where supply continues to be limited. Higher-priced detached homes are experiencing more balanced conditions.

Across the city, the tighter detached market helped offset the growing supply in the condo sector, leaving overall conditions relatively balanced. February ended with about three months of supply and a sales-to-new-listings ratio of 55%.

Inventory rose to 4,822 homes available for sale, with condominiums and row homes accounting for more than half of the listings. At the same time, 1,526 homes sold during the month, representing an 11% decline compared to February of last year. The drop in sales was largely driven by slower activity in the row home and apartment segments.

Seasonal trends typically lead to price increases early in the year following the declines seen late in the previous year. February followed this pattern for most property types, with modest monthly price increases recorded for lower-density homes. However, apartment-style properties continued to see price declines.

Overall, Calgary’s residential benchmark price reached $560,500, up 1% from January, but still about 4% lower than the same time last year.

The total number of homes sold for the month of February  in Calgary was 1,526 this represents a 11.18% decrease Y/Y. The total sales for 2026 are 2,930
