January 2026 Calgary Real Estate Statistics Recap    

Calgary’s housing market began the year at a measured pace, with January activity reflecting a typical post-holiday reset. Sales totaled 1,234 units, down 15% from last year, but closely aligned with long-term seasonal norms.

The slowdown was most pronounced in higher-density housing, where buyers took longer to re-engage amid growing supply and broader options. Apartment and row homes saw the sharpest reduction in activity, while detached homes remained comparatively resilient.

According to Ann-Marie Lurie, Chief Economist at CREB®, buyer behavior in January reflected changing market dynamics rather than weakening fundamentals. With more listings available across resale, rental, and new construction, urgency has eased — particularly for apartment and row-style homes. At the same time, sellers were quick to list early in the year, pushing the sales-to-new-listings ratio down to 44%, a level that is not unusual for January.

As new listings outpaced sales, inventory rose to 4,391 homes, marking the highest January supply Calgary has seen since 2020. While overall supply has increased, conditions vary by property type. Detached homes continue to operate with relatively tight inventory, while row and apartment segments remain well supplied compared to historical averages.

This divergence has created a wide range in months of supply, from under three months for detached properties to around five months for apartment-style homes, reinforcing a more balanced environment in low-density housing and increased negotiating room in higher-density segments.

Price trends reflect this shift. Benchmark prices softened through the latter part of 2025, leaving current levels below where the market started last year. However, seasonally adjusted data suggests prices stabilized in January, indicating that recent declines may be leveling off.

Overall, residential benchmark prices are down nearly five per cent year-over-year, largely influenced by price adjustments in oversupplied apartment and row homes. As Calgary moves toward the spring market, January’s results highlight a market that is calmer, better supplied, and giving both buyers and sellers time to be selective.
