 Self-Employed in 2026? 

Here’s Your January Mortgage Game Plan

It’s not too early to get organized, especially if a home purchase is on your radar this year.

If you’re a small business owner or self-employed in any capacity, whether you’re a sole proprietor or incorporated and thinking about buying a home in 2026, this is the time to get a head start on your mortgage plan.

Most of the time, we don’t start thinking about taxes until April or May, maybe even later. But when it comes to mortgage financing, that’s often too late. Lenders are asking more questions and looking for a much clearer story around business income than they used to, and those questions can start as early as February.

So what does that mean for you?

It means the income you plan to claim for your 2025 tax return might be the difference between qualifying for your ideal home… or falling short. And once your return is filed, we’re working with that number, good or bad.

So instead of waiting until tax season to get organized, here’s what I recommend:

1. Meet with your accountant now.

Have a conversation about what your business income is likely to look like, and what you’ll be claiming on your 2025 return. Be intentional; this isn’t just about taxes, it’s about your borrowing power.

2. Check in with your mortgage broker.

Once you’ve got a rough idea of your claimed income, let’s run the numbers and see how that fits with your mortgage goals. Can you qualify for what you’re hoping to buy? If not, we can explore your options before anything is finalized.

3. Start collecting supporting documents.

Even if your taxes aren’t filed yet, lenders may want to see things like:

  • Your most recent T1 Generals
     
  • Notices of Assessment
     
  • Year-to-date business financials
     
  • Proof of income from contracts, invoices, or bank statements
     

The more we can gather early, the better we can represent your mortgage file, and the fewer surprises you’ll face when it’s time to make an offer.


The big takeaway? Don’t leave it too late.

If you’re hoping to buy in spring or summer, waiting until your taxes are filed to start the mortgage process puts you at a disadvantage. The sooner we connect the dots between your business, your taxes, and your mortgage plan, the more flexible and prepared you’ll be when the right property comes along.

This isn’t about rushing; it’s about being proactive, so you’re not scrambling later.

Living in Calgary means thinking about more than just where you live. For many people, access to healthcare and especially finding a family doctor become an important part of settling into the city. It’s a common concern, and one that people hear about often.

This guide outlines where to start, what options exist in the Calgary area, and how to access care while you’re waiting.

Start with Alberta Find a Doctor

In Alberta, there isn’t a single provincial waitlist for family doctors. Instead, Calgary residents can begin their search using the Alberta Find a Doctor directory to find family physicians and nurse practitioners, and see which clinics may be accepting new patients. This is the most practical first step if you don’t currently have a primary care provider.

Primary Care Networks (PCNs)

Family doctors in Calgary often work within Primary Care Networks, or PCNs, which are groups of clinics and healthcare professionals focused on coordinated, community-based care. Calgary is served by several PCNs across the city, and contacting a local network or reviewing their clinic lists can help you understand where physicians are practicing.

Care options while you’re searching

While searching for a family doctor, many Calgarians rely on walk-in clinics and urgent care centres. These services can help with prescriptions, minor illnesses, and issues that need timely attention.

Virtual and phone-based care

Health Link Alberta provides free, 24-hour health advice and guidance by calling 811. This service can help you decide where to seek care, answer health questions, and understand your options when you’re unsure of the next step. Virtual appointments may also be useful for follow-ups and minor concerns when an in-person visit isn’t required.

What to expect

Finding a long-term primary care provider in Calgary can take time, and that can be frustrating. We generally suggest using the online search tools, staying connected with local clinics or PCNs, and making use of interim care options as needed while you continue your search.

Palliser is an established, highly desirable South Calgary neighbourhood celebrated for its tranquil atmosphere and mature, tree-lined streets. This peaceful setting offers a versatile housing landscape, ranging from meticulously maintained single-family homes to modern townhouses and condos, ideal for families, downsizers, and professionals alike.

Residents enjoy direct access to the Glenmore Reservoir's sprawling green space and pathways for recreation. Local shopping is convenient with Glenmore Landing and the Oakridge Co-op minutes away, and Nellie McClung Elementary is located within the community.

With quick routes to major roads, Palliser provides superb connectivity while retaining the comfort and strong community feel of established suburban life.
