Oil Prices Are Up. Does That Mean Mortgage Rates Will Rise?For decades, Albertans assumed there was a simple relationship: oil prices go up, mortgage rates follow. While that may have been true years ago, today's market is much more complicated.The biggest misconception is that oil directly determines interest rates. It doesn't. Variable-rate mortgages are driven by the Bank of Canada's overnight rate, which is based on inflation, employment, and the overall Canadian economy. Temporary spikes in oil prices rarely change the Bank's long-term decisions. Fixed-rate mortgages are a different story. They are priced from Government of Canada bond yields, which can react almost immediately when higher oil prices increase inflation expectations. That's why fixed rates can move higher even when the Bank of Canada leaves its policy rate unchanged. We saw exactly that earlier this year. Rising oil prices pushed gasoline costs higher, headline inflation increased, bond yields climbed, and fixed mortgage rates moved up. At the same time, the Bank of Canada kept its benchmark rate unchanged because underlying inflation remained under control. Variable-rate borrowers barely noticed a difference. |

| The other important change is Alberta itself.
Today's Alberta economy isn't driven solely by oil. Strong population growth, immigration, technology, logistics, manufacturing, and other industries are playing a much larger role than they did a decade ago. Oil still matters, but it no longer dictates every economic decision or every move in the housing market. The Bottom LineIf you're considering a mortgage, don't assume oil prices tell the whole story.
The best mortgage decision depends on your financial goals, your timeline, and your tolerance for risk—not simply the price of a barrel of oil.
