Mortgage Renewals Are Coming. Is Your Budget Ready?

Over the next two years, millions of Canadian homeowners will be renewing mortgages that were originally secured during the ultra-low interest rate environment of 2020 and 2021. While rates have eased from their recent peaks, many homeowners are still facing significantly higher borrowing costs.

The Reality of Mortgage Renewal Shock

Consider a common scenario.

A homeowner who secured a $500,000 mortgage in 2021 at an interest rate near 2% had monthly payments of roughly $2,100. Renewal today, even with rates in the 4% to 5% range, that same homeowner could see payments increase by several hundred dollars per month.

For a "beach day" without the long drive to the coast, head to Fish Creek Provincial Park. With playgrounds, a beach shop, and lifejacket loaners, it’s a true summer staple. Just keep an eye out for minor construction wrap-ups as you find your spot on the sand.

If you're after a family-friendly community on Calgary's west edge with quick access to the mountains, West Springs is worth a look.

Established in 2001, it's one of the city's newer southwest neighbourhoods, bordered by Old Banff Coach Road, Bow Trail, Cougar Ridge and Aspen Woods. Downtown is a 15-minute drive via Bow Trail, and Highway 1 to the Rockies is just minutes away. West Springs made Avenue Magazine's Best Neighbourhoods list in 2025.

Housing is mostly detached single-family homes, with some newer townhomes and luxury villas mixed in. Families are drawn here for schools like West Springs School, St. Joan of Arc and Calgary French & International School. For shopping and dining, West 85th and Aspen Landing are the local hubs, and Canada Olympic Park is just up the road.
