WETT inspections for Calgary homebuyers and sellers

WETT Inspections: What Calgary Homeowners Need to Know

If your home has a wood-burning fireplace, stove or insert, a WETT inspection can be an important part of buying, selling and safely maintaining the property—but it is not the same thing as an annual chimney inspection.

A formal WETT inspection evaluates the accessible installation, clearances, appliance and venting system and may be requested by an insurer or lender. After purchasing the home, homeowners should also have the chimney and fireplace professionally inspected each year, with cleaning completed as needed. Another formal WETT inspection may be appropriate after renovations, alterations, a suspected chimney fire, years without use, or when updated documentation is requested.

For buyers and sellers, dealing with these questions early can also prevent insurance requirements or fireplace concerns from becoming last-minute surprises during a real estate transaction.

Purchase Plus Improvements: The Mortgage More Buyers Should Know About

The name describes exactly what it does: purchase a home, plus finance the improvements you plan to make to it.

A Purchase Plus Improvements mortgage may allow eligible buyers to include the cost of approved renovations or upgrades as part of their mortgage financing when purchasing a home.

Who Is It For?

This option can be worth exploring when:

  • The location keeps you close to family, school or childcare
  • The home significantly improves your commute to work
  • You need to live near a hospital or services you regularly use
  • The property needs a significant improvement such as a new roof, siding, windows or mechanical upgrades
  • The home needs accessibility modifications for someone in your household
  • The property has the lot, yard, garage or community you've been searching for, but needs work to properly fit your needs

For example, someone who uses a wheelchair may find the right home close to family and medical care, but need to modify the kitchen, install non-slip flooring, widen doorways or make a bathroom more accessible.

Why Buyers Use It

  • Qualifying renovation costs may be incorporated into the mortgage financing
  • It can reduce the need to rely entirely on savings or higher-interest borrowing
  • Improvements can potentially be completed sooner
  • It can open up homes you might otherwise cross off the list

How Does It Work?

Generally, you identify the improvements, obtain quotes and provide the details as part of the mortgage approval. The lender determines what qualifies, the approved work is completed after possession, and the renovation funds are released according to the lender's requirements.

One important point: this isn't simply extra cash handed to you on possession day.

What to Know Before You Buy

Not every renovation qualifies, and lender requirements can vary around quotes, timelines, inspections, contractors and how the funds are released.

That's why this is worth discussing before you write an offer.

Already own your home and planning major improvements? That's a different conversation. Refinancing may provide another way to finance renovations using available home equity.

Sometimes the right property isn't the one where everything is already finished. It may be the one with the location and fundamentals you can't change—and the potential to improve the things you can.
