What is Zillow in Calgary?

In the United States, one of the most popular search engines for finding homes and advertising listings is through Zillow - described by themselves as a "home and real estate marketplace" it is essentially the same as any other real estate website, minus the hyper local feel, the company does not offer the perks you'll find in sites like ours or when searching for luxury homes in Calgary as they're a major US corporation that is focused on big picture mass lead attraction, this could change in the future, but as of now, the company offers listings in Canada but in fact does not have access to all listings as there are brokerages (many) which are not allowing the company to post their listings.

The Zillow system is simple, when you're browsing for homes on their site, they will capture your information and sell your data to agents who pay for their leads, believed to be a highest bidder type situation. This means you're essentially just a lead on their system and a REALTOR® can buy your information, and try to gain your business, that agent could very well not be a good match for you, hasn't done any work on their own outside of setting up an account and paying Zillow and are essentially just being handed off leads that Zillow attracts. Our team generates thousands of leads per month through our various Calgary real estate websites, we 100% are committed to a no pressure system, real estate is not something that should be taken lightly, or forced upon anyone, and we always inform clients to exercise caution with systems similar to Zillow as you're now working with an agent who has paid a significant amount of money to capture your information and is highly motivated to make their money back. Zillow leads are not cheap, we have relationships with teams in the US who spend an average of $12,000 per month on Zillow leads and they've informed us that it is a much higher push to close those leads as they must see a ROI due to the cost of the leads.

Zillow provides ZESTIMATES an algorithm based and controversial method which is something we personally would never utilize to 'estimate' our own homes value. There are simply too many factors to consider that their loose data driven model provides. Renovations, location, upkeep, community trends, etc. A comprehensive and proper Calgary home evaluation should take time, not seconds to complete. In fact we have the opportunity to provide an instant evaluation on our site but have chosen NOT to implement this as we believe it does a disservice to Calgary real estate buyers and sellers who might be mislead by inaccurate information.

Is Zillow Bad for Calgary?

No. Zillow to us is similar to Walmart, it serves a purpose and due to them being publicly traded and a major force in the US does drive competitors to become better. This means our technology platform providers are going out of their way to ensure our offerings are on par or better than what Zillow is doing. We know the value of a top performing team far exceeds what Zillow and their lead generating system can do for local real estate clients in the Calgary market.

One thing severely lacking in the present Zillow site is the ability to hyper focus on specific areas. We've spent countless hours creating content, shooting videos, and obtaining information on specific Calgary communities to offer new home buyers incredible insight into the local Calgary market -

Does Zillow have all MLS® listings in Calgary?

No they do not. As you can see from this screenshot in May 2020 - Zillow does not have all the active listings that are seen on the MLS. If you search for our listing C4290256 you will not find the result, and the error message received states "We could not find this area. Please check your spelling or enter a valid ZIP code." Zillow still being new to the Canadian market hasn't updated their coding to reflect postal codes.

You can see that Zillow is carrying 2,778 results while at the time of this page being created, there are over 8,500 residential homes for sale. You're effectively only seeing just over 30% of all listings in Calgary and surrounding areas.
