The Calgary market continues to trend towards being more balanced after a major kick off at the beginning of the year. CALGARY REAL ESTATE STATISTICS AUGUST 2021

Year over year trends are seeing major increases in areas like sales, new listings, and prices (across the board for all property types) it is important to note that we're coming off a COVID 2020 real estate year which did bring the market to a bit of pause for many buyers and sellers, this pent up demand has translated into a hot market for 2021. 

“Sales have far exceeded expectations throughout most of the pandemic, driven mostly by demand for detached homes. At the same time, supply could not keep pace and conditions shifted to favor the seller, something that has not happened in over six years,” said CREB® chief economist Ann-Marie Lurie

The biggest gains in 2021 are seen by detached homes, again, likely due to an influx of out of town buyers coming into this market from other provinces as they continue to become more and more unaffordable for many Canadians (B.C. / Ontario) coupled with an increase in demand for bigger living spaces as many who lived in smaller living quarters throughout the pandemic do not want to face that situation again. Apartment prices have jumped up y/y as well, but have seen the lowest price increases at only 2.3% y/y - Every district in Calgary saw gains for detached homes in August 2021.

Latest Calgary Real Estate Statistics: August 2021

DOM = Number of Days on Market 

As of September 1st 2021, the average number of days on market for all property types combined was 37 days (YTD) while the month of August saw an average DOM of 42.  


MLS® Listings in Calgary (New) 

As of August 31st 2021 the total number of new active listings in the city of Calgary added to the market was 2,822 and in total there have been 29,040 YTD - This represents a nearly 45% increase Y/Y. 


Homes Sold in Calgary August 2021

The total number of homes sold for the month of August 2021 in Calgary was 2,151 this represents a 36.7% increase Y/Y. The total sales for 2021 are 19,517 which represents a 94.3% increase Y/Y. 


Average Real Estate Prices in Calgary

In August 2021 the average price for a home in the city of Calgary was $488,043, this is a 9.38% increase from last year.
