Unlike other real estate markets in North America, in Calgary, real estate sold data is hard to come by, yet many of our buyers (and even us as real estate agents) always are curious about what certain homes sell for, it's what we jokingly like to be dubbed as; nosey neighbours! When your neighbour down the street lists their home for sale, and you see the sold sticker hit the sign whether it's in one day or three months, we often wonder what it sold for! It’s easy to find out what a home was listed at while it's still live on the market, you simply pull up our real estate search section on the site, type in the address, or MLS# and you’ll find the listing, along with all the property details, and the list price in one convenient property page, but once it’s gone off the market, it takes a little footwork to obtain the sold data for the home, as sold data is not publicly available through any MLS websites in Calgary or surrounding areas.
How to find how much a house sold for in Calgary
Through our systems, we can provide clients automated and customized solutions for obtaining sold data in the Calgary and surrounding area market, including Airdrie, Chestermere, Okotoks and more. These reports can be delivered in a variety of different ways. If you’re looking for general market information in your community or in a particular area ( by postal code for example ) our team can send you monthly or quarterly market reports based on the style of home, or all styles, if desired. We can also send you updates on sold data for individual properties, or specific searches, for example, if you’re interested in a particular set of filters to include in your search we can accomplish this, these filters can include a specific price range, number of bedrooms, zone in the city, square footage, and much more. Our team can have all sold properties that match these criteria sent directly to your inbox as soon as the specific properties that match your filters is available.
Why isn’t Calgary real estate Sold data and specific sold home data posted publicly on your website? Due to MLS® rules through the Calgary Real Estate Board agreement we have as agents, this data is not allowed to be publicly posted, and anytime a home is advertised as sold, you cannot have identifiable information included without the express written consent of all parties involved which is very unlikely to happen in most situations.
If you’re not interested in finding the sale price of a home through our team or through a licensed real estate agent, there are other options that you can explore to help you find the approximate sale price of a home. While we have stated that the sale price isn’t publicly available (as in a big list that’s accessible by anyone) you can access some data through public resources (for a small fee) If you go online and search for the Alberta Land Titles Spin website, or visit a local registry office you can order a land title on any property for $10 - This will show a ‘value’ on the title, but please take note, this can typically give you the approximate sale price of a property and cannot be considered as a guaranteed sure fire way to find what a home sold for.
