April 2025 Calgary Real Estate Statistics Recap  

Calgary’s housing market continued to shift toward balanced conditions in April, thanks to a surge in new listings. Inventory levels rose to 5,876 units—more than double the exceptionally low levels recorded last year, but in line with long-term averages for the month.

Sales reached 2,236 units in April, a 22% drop from April 2024, though still consistent with historical norms.

“While economic uncertainty has put some downward pressure on sales, we’re still outperforming levels seen during the tougher pre-pandemic years,” said Ann-Marie Lurie, Chief Economist at CREB®. “Our market has remained resilient due to strong migration, stable employment, and better supply choices—especially when compared to the tight conditions seen last year.”

With nearly three months of supply, Calgary’s housing market has returned to more balanced territory overall. However, conditions continue to vary by segment. Lower-priced detached and semi-detached homes are still facing limited inventory, while the row and apartment sectors are showing broader improvements in supply and balance.

After years of sharp price growth, more inventory has helped relieve pricing pressure. Benchmark prices across all property types stayed stable compared to last month. Year-over-year, detached and semi-detached home prices are up over 2%, while apartment and row-style homes have seen little change.

The total number of homes sold for the month of April in Calgary was 2,236 this represents a 22.25% decrease Y/Y. The total sales for 2025 are 7,865.
