June 2025 Calgary Real Estate Statistics Recap  

Calgary’s housing market saw a continued rise in inventory in June 2025, reaching 6,941 active listings by the end of the month. This marks a return to supply levels not seen since 2021—before the city experienced its recent surge in population growth.

While home sales have slowed compared to recent months, they remain in line with long-term averages. The boost in new listings, especially in relation to sales, has played a key role in the inventory gains. Every property type recorded an increase in available listings, though row and apartment-style homes saw the most notable spikes—over 30% above their historical norms. In contrast, detached and semi-detached supply levels were only slightly above average.

“Calgary’s market now offers more choice across the board—from rentals to resale to new builds,” said Ann-Marie Lurie, Chief Economist at CREB®. “But that added inventory, along with unchanged lending rates and concerns about future price drops, has led many would-be buyers to wait. This pause is putting downward pressure on prices, especially in the apartment and row home segments.”

In June, the unadjusted benchmark price dropped to $586,200—down from the previous month and over 3% lower than June 2024. The decline was led by row and apartment-style properties, both of which saw prices fall more than 3% year-over-year. Detached home prices have held steady, while semi-detached homes remain slightly above last year’s levels.

Row and apartment-style homes are now approaching buyer’s market territory, with nearly four months of supply on the market. In contrast, conditions for detached and semi-detached homes remain balanced.

Despite the shifting conditions, Calgary’s market is still up significantly from where it was four years ago. Even with recent softening, home values remain well above pre-pandemic levels.

As of July 3rd 2025, the total number of new active listings in the city of Calgary added to the market was 4,224 and in total there have been 23,053 YTD 


Homes Sold in Calgary May 2025

The total number of homes sold for the month of June in Calgary was 2,287 this represents a 16.44% decrease Y/Y. The total sales for 2025 are 12,530.

In June 2025 the average price for a detached home in the city of Calgary was $819,909
