March 2025 Calgary Real Estate Statistics Recap  

Economic uncertainty, influenced by ongoing tariff concerns, weighed heavily on Calgary’s housing market in March. Sales dropped 19% compared to March 2024, with a total of 2,159 transactions across all property types. Higher-density segments such as apartment and row housing saw the most significant slowdowns. 

“This slowdown isn’t surprising given the current economic climate,” said Ann-Marie Lurie, Chief Economist at CREB®. “Even with the pullback, sales levels are still higher than what we experienced between 2015 and 2020, during a time of deeper economic hardship. The upside is that softer demand is being met with growing supply, which is helping the market shift toward more balanced conditions after four years favoring sellers.”

New listings in March topped 4,000, bringing the sales-to-new listings ratio down to 54% and contributing to inventory gains. Total inventory reached 5,154 units, and months of supply rose to 2.4—both signs of a cooling but more balanced market. Despite these improvements, supply challenges persist in certain areas, with conditions varying significantly by property type, location, and price range.

With more options on the market, upward pressure on prices has eased. March’s unadjusted residential benchmark price was $592,500, holding steady from both the previous month and this time last year. Detached and semi-detached homes remain near their peak price points, while prices for apartments and row homes continue to sit just below 2023 highs.

The total number of homes sold for the month of March  in Calgary was 2,158 this represents a 18.81% decrease Y/Y. The total sales for 2025 are 5,749.
