May 2025 Calgary Real Estate Statistics Recap  

In May, Calgary’s housing market saw a 17% decline in year-over-year sales, largely due to a significant slowdown in the apartment condo segment. Despite the dip, the city still recorded 2,568 sales—an 11% increase over long-term averages and a step up from April.

New listings outpaced sales again this month, helping to push inventory levels even higher. However, because both sales and inventory rose together, the months of supply held steady at 2.6—maintaining a relatively balanced market.

“Sales are easing and inventory is rising across many Canadian cities right now,” said Ann-Marie Lurie, Chief Economist at CREB®. “But Calgary entered this period from a position of strength, following prolonged seller market conditions. That’s allowed our market to shift toward balance without the same pricing pressure or volatility seen elsewhere.”

Inventory gains have created a mixed landscape. Some segments, especially in the row and apartment sectors, are now facing softer conditions due to oversupply—while lower-priced detached and semi-detached homes remain tight.

Price trends are beginning to reflect this split. Detached and semi-detached home prices stayed stable month-over-month and remain above May 2024 levels. On the other hand, apartment and row-style homes posted slight monthly price drops and are now priced lower than they were this time last year.

The overall unadjusted benchmark price for May came in at $589,900—down slightly from April and over 2% below prices seen in May 2024.

The total number of homes sold for the month of May  in Calgary was 2,566 this represents a 16.96% decrease Y/Y. The total sales for 2025 are 10,231.
