October 2025 Calgary Real Estate Statistics Recap  

 

Calgary’s housing market saw a modest shift in October as inventory levels eased to 6,471 units, down from September. This improvement came as new listings slowed and sales ticked up to 1,885 units, bringing the months of supply back down to 3.5 months after reaching four in September. While apartment and row-style homes continue to see higher supply relative to demand, detached and semi-detached properties remain in relatively balanced territory.

Year-to-date, 20,082 homes have sold across Calgary — nearly 16% lower than last year, but still consistent with long-term trends. Most of the decline has been concentrated in apartment and row-style properties, which have been heavily impacted by growing supply.

“Improved rental supply and easing rents have slowed ownership demand for apartment and row-style homes,” said Ann-Marie Lurie, CREB® Chief Economist. “These same segments are now seeing record-high October inventories, which is putting the greatest pressure on prices.”

As of October, Calgary’s total unadjusted residential benchmark price was $568,000, down nearly 1% month-over-month and over 4% year-over-year. The most significant declines were in row and apartment-style homes, where prices have fallen 6% and 7% respectively compared to last October.

Despite these adjustments, the city’s detached and semi-detached markets remain stable, highlighting a growing divide between Calgary’s higher- and higher-density housing segments as the market moves toward the end of 2025.

Homes Sold in Calgary October 2025

The total number of homes sold for the month of October in Calgary was 1,884 this represents a 13.06% decrease Y/Y. The total sales for 2025 are 20,288.
