The summer real estate market is now in full force! You've likely started to see numerous 'for sale' signs in your neighborhood start to pop up as the preferred time of year to make a move hits full stride! We've put together a list of top tips to help differentiate your listing, ensuring it gets sold faster, allowing you to move to your next home, with time to get kids registered for school, and still take in the beautiful summer months. Our biggest tip right off the bat is... 

PROPER PRICING

Make sure you price it properly! In most cases, the first 30 days on the market are your most important! That means you'll be seeing the most activity, and having the most qualified or likely to purchase, buyers coming through. Pricing your home too high in hopes of capturing the right person at that higher price is unlikely to pan out, and you could potentially be missing out on buyersCalgary Home Sellers who would otherwise be willing to put an offer in, hesitating as they may deem you to be inflexible or unreasonable in your asking price, especially if you're in a more competitive space where there are plenty of comparable properties that could align with their needs. Our buyers are backed by agents who consistently train and know the market, it's easy to spot an outlier, and an overpriced home will often be stated as such by our talented agents, "This home IS over priced" which is often followed by the question of "Well, why are they priced so high" and unfortunately we don't have magic balls, maybe they overpaid and need this amount to get out, maybe their agent doesn't know the area or didn't do a proper analysis, or maybe they're just hopeful that someone will get attached, it's hard to say, but quickly becomes a sticking point. 

GREAT MARKETING

This starts with professional photos, videos, feature sheets, etc. The polls / stats are clear, the number of buyers who start online, range from 95% all the way up to 99% - Regardless, it's a majority of potential home buyers! Sure smart phones in today's world are getting better by the day, but they simply don't cut it for marketing your home, if you're listing your home privately, or hiring a REALTOR, it's important that you make sure they're not cutting costs that could ultimately cut money out of your pockets! It's also important to take a few steps further to make sure your home is putting its best foot forward, this could mean a little cleaning and de-cluttering, as well as other little nuanced details that our agents and partnered professional photographers are experienced in taking care of.

If you've ever been through an open house, or browsed homes on the market, you may have seen a variety of feature sheets, from simple MLS print outs on a single piece of paper, all the way to high end multiple page booklets, although it may seem unimportant, this is the one tangible item a potential buyer will take away from your home. Having the layout, details, and photos in front of them as they rip through other homes on their list, it could be the difference by making your home stand out and maintain it's memorability as the rest of the homes get lost in the mix. 

IMPACTFUL WRITE UPS

As previously mentioned, your home is primarily seen online by potential home buyers, along with up to 50 pictures, and property details, they'll most likely be keen to read your homes description, an area where masterful writing, property features, and highlights that might otherwise be missed are spotlighted for readers to take in. This can include details including luxury finishes, appliances, age of items in the mechanical room, energy saving features, community highlights, etc. 

CURB APPEAL

Potential buyers whether they've started online, or saw the sign appear on your front lawn are likely to do a drive-by inspection! When a buyer first comes to your home for a showing, the first thing they're going to notice is your curb appeal, put yourself in their shoes and decide whether or not it would affect your thoughts on the home as a whole, if the grass is left uncut, hedges are overgrown, trees are dead, and garbage on the side of the home, etc. You want to impress buyers from beginning to end, having poor curb appeal could often lead potential home buyers to question how well you've maintained the rest of the property! Adding flowers, trees, ensuring your patio is put together, will allow buyers to keep their excitement on your home high from beginning to end! 

EASY TO SHOW

Making your home available as much as possible, easy to show, and keeping it show ready are vital to getting your home sold fast. Depending on your personal situation, we've even had buyers plan their home sale around vacations, or they'll temporarily move out, as the upkeep of keeping the home in show ready condition can sometimes be quite the task! For sellers looking to offload a rental property, keep in mind that the tenants are not as motivated as you to get the home sold, this means that you might want to consider incentivizing your tenants to keep the property clean and ready to go. Sellers with pets should also consider removing all pet items in the home, from litter boxes, to beds, bowls, etc. There are some potential buyers who will view a pet lived in home as being a negative and may not be able to see past this detail.
